Selling a Home

As you start to think about selling your home you naturally start thinking about putting together the “to do” list of repairs or things that need to be updated and done to your home before you can put it on the market. Once you get past those thoughts you start thinking about realtor to use and when to list and what you think you should list your home for. This process can sometimes seem overwhelming but never fear we are here to help.

We are happy to come to your home and give you our thoughts on what improvements you could make that may make your home more marketable and then prepare a competitive market analysis for you. We will go through your home together so we can gather information about features, amenities and condition and learn about your real estate needs and priorities.

Together we will work towards focusing on answering all of your questions and creating a plan that will ensure the best results. We will go over the list date, list price, personal property and appliances, home staging, and showing schedule. We will complete all the paperwork together including the disclosure forms and the contracts. We will hire a professional photographer to come in and photograph your home.

After that is all completed will we get your home listed on the MLS, install appropriate signage, prepare flyers for the property, advertise in applicable media and websites.

We will work with scheduling showings and/or open houses. We provide weekly progress reports.

When an offer is received we will promptly present the offer and review the entire offer with you. We will prepare a Net Sheet for you showing the estimated net after expenses. We will negotiate on your behalf to secure the best terms and conditions possible. Once an agreement has been reached we will deliver signed contracts to all parties and put up the sold sign.

We will continue to work with the inspection process, inspector and inspection issues should any arise.  We will work with the title company and review all title work with you. If there are any other issues that come up we will be right here working hard for you to keep the deal moving forward.

Once the final walk through has been completed you will attend the closing and celebrate!
